Legalito’s Smart Enquiries: Bringing Clarity to a dark Corner of Conveyancing

Turning the Enquiry Process Into Something Less… Painful

Ask any conveyancer what the usual bottleneck in the process is, and they’ll usually give you the same answer: the pre-contract enquiries. Vague replies, duplicated questions, time-consuming formatting and email threads stretching into the dozens. For a process as routine as property transactions, it can feel unnecessarily laborious.

Legalito, a legal tech company with roots in a forward-thinking UK conveyancing firm, believes it doesn’t have to be that way. Its tool, Smart Enquiries, aims not to automate the human judgment that conveyancing depends on, but to stop lawyers wasting hours on repetitive tasks and email administration. The result is a platform that helps experienced practitioners do what they already do well, but faster and with less friction.

Less Churn, More Clarity

Smart Enquiries is built around a few simple ideas: store the answers you’ve already given, make it easy to reuse them, and cut the noise from irrelevant requests.

Its “Smart Responses” feature allows lawyers to match previously answered questions to new enquiries. So instead of rewriting the same rejection to a misapplied drainage question for the fifth time that month, they can apply a vetted response in seconds.

Then there’s the “Smart Import” facility, which reflects a pragmatic design philosophy. Lawyers can work in any format they like, email, PDF or even good old Word replying directly within a document, and their responses are automatically entered into the relevant matter file. Supporting documents are attached, formatting stays intact, and no one needs to jump between systems.

For firms that understand how the use of precedents reduces risks, there’s a shared library of proven enquiry precedents, including templates on specialist issues like solar panels or oil tanks. The good news is that law firms can adopt their own firm-wide libraries, and even lawyers can have their own.

Built With Not Just For Conveyancers

It’s clear that Smart Enquiries wasn’t designed in a vacuum. Legalito has worked closely with practitioners throughout development. The result is a tool that feels tailored rather than generic. No installation is required; the tool is web-based, with Office365 single sign-on, and is tightly integrated with a range of case management systems including LEAP, Smokeball, InTouch, Actionstep, and adoor.

Firms can allocate cases permanently or temporarily, export enquiry sets in multiple formats (text, PDF, Word), and manage client queries more easily. For firms juggling dozens of cases at once, that blend of flexibility and familiarity matters.

And the numbers suggest it’s not just theory: Smart Enquiries is already being used by over 2,500 lawyers across more than 1,100 firms, with over 176,000 enquiries processed to date.

More Precision, Less Drama

What’s notable about Smart Enquiries is its refusal to overpromise. It doesn’t try to eliminate human work or turn conveyancing into a click-and-done process. Instead, it focuses on removing the needlessly repetitive elements that drain time and energy.

By embedding legal know-how into templates, building in feedback from actual conveyancers, and quietly slotting into existing workflows, Smart Enquiries shifts the enquiry process from an irritant to something more manageable.
